Valuation
Dealing With a Devalued Property
If your property has lost value, your options depend on why. A falling market may mean waiting, renting it out, or selling and buying down in the same market. Negative equity (owing more than it’s worth) needs your lender’s involvement — sometimes a negotiated sale. A one-off down valuation on a specific sale can be challenged with evidence. The right move hinges on whether you must sell now.

Falling market
If you don’t have to sell, waiting or letting the property out can ride out a dip. If you’re buying onward in the same market, a lower sale price is offset by a cheaper purchase — moving “down” the same market can still work.
Negative equity
If you owe more than the home is worth and must sell, you’ll need the lender’s agreement to a sale (and to deal with any shortfall). See short sales and selling with a charge.
A specific down valuation
If a single mortgage valuation came in low, challenge it with comparable evidence or try another lender — see down valuations. If you must sell quickly regardless, a cash buyer gives certainty.

Frequently asked questions
Straight answers, no sales talk
What can I do if my house has dropped in value?
It depends why — wait or let it out in a falling market, involve your lender if you’re in negative equity, or challenge a one-off down valuation with evidence. Your decision hinges on whether you must sell now.
Can I sell a house worth less than the mortgage?
Only with your lender’s agreement (a negotiated or “short” sale), and any shortfall may still be owed. Take debt advice and speak to your lender early.
