Sell House Fast
Sell Your House Fast — Without the Lowball Offers
You can sell your house fast in the UK — the real question is how fast you actually need to be, and what you’re willing to give up to get there. A genuine cash buyer completes in 7–28 days. The modern method of auction takes 6–8 weeks; a traditional auction, a part-exchange, or a keenly-priced estate-agent sale sit somewhere in between. There is no single “fast” — every route trades price for speed and certainty. This is the honest version: what each route really pays, how long it genuinely takes, and how to get the quickest real sale without falling for the inflated offers and last-minute price cuts the quick-sale world is full of.

A vetted cash sale is your fastest safe route.
Your deadline and priorities point to a direct cash sale — days, not months, and no chain to collapse. The smart move is to compare several genuine, vetted cash offers at once so they compete, rather than taking the first number you’re given.
Compare cash offers →A cash sale or modern auction both fit — compare them.
You want speed but not at any price. A cash sale is fastest; a modern method of auction can edge closer to market value in 6–8 weeks. Get a valuation and a couple of genuine cash offers, and weigh them against an auction route.
Get offers to compare →A well-priced agent sale may serve you best.
You have a little time and a saleable home, so an agent priced to move could net you more. Keep a vetted cash sale in reserve in case a chain breaks. A free valuation will tell you what’s realistic.

“Fast” is relative, so let’s use honest numbers. A genuine cash sale completes in 7–28 days. A modern method of auction takes 6–8 weeks; a traditional auction 6–10 weeks. Even a sharply-priced estate-agent sale — the quick end of the normal market — rarely beats two to three months once the conveyancing is done. So whenever an advert shouts “fast”, ask the only two questions that matter: how fast, exactly — and what is that speed costing me?
The routes to a fast sale, compared
| Route | Typical price | Speed | Fees | Certainty |
|---|---|---|---|---|
| Genuine cash buyer | 75–85% | 7–28 days | £0 | High (if funded) |
| Modern method of auction | 85–95% | 6–8 weeks | Buyer fee usual | Reservation deposit |
| Traditional auction | 75–90% | 6–10 weeks | Auction fees | High once sold |
| Part-exchange (new build) | 90–95% | 5–10 weeks | £0 | High, new build only |
| Agent, priced to move | 92–100% | 2–4 months | 1–1.5% + VAT | Chain & mortgage risk |
Why normal sales are so slow — and so fragile
Two things make the open market slow, and fragile with it. First, your buyer almost always needs a mortgage — weeks of application, valuation and underwriting. Second, they’re usually in a chain, so your sale hangs on theirs, which hangs on someone else’s. Reckon on roughly 40 days just to find a buyer, then 8–12 weeks of conveyancing — and about one sale in four collapses before completion, normally because a mortgage falls through or the chain snaps. Every fast route works by taking one or both of those failure points off the table.
The fast routes in detail
- Genuine cash buyer. The fastest and most certain — own funds, no chain, any condition, 7–28 days, no fees. You trade roughly 15–25% of value for that speed and certainty.
- Modern method of auction (MMoA). Marketed online; the buyer pays a reservation fee and commits to set deadlines, completing in around 6–8 weeks. Often closer to market value, but the buyer fee effectively comes out of your price.
- Traditional auction. Sold under the hammer to (usually) investors in 6–10 weeks, binding on the fall of the gavel. Good for unusual or problem properties; fees apply and the price isn’t certain until the day.
- Part-exchange. A developer takes your home in exchange for a new build, typically at 90–95%. Fast and certain — but only if you’re buying new.
- Estate agent, priced to move. Pricing keenly and accepting a chain-free buyer can speed a normal sale, but you’re still exposed to mortgage and chain risk.
What you trade for speed — and how to judge it
Every fast route costs you something against the open-market price — but the headline percentage isn’t the whole story. Compare the net outcome. A cash sale at 80% with no fees, no months of mortgage payments and bills, and no risk of the whole thing falling through can land far closer to a “full price” agent sale than 80% sounds — especially once you count the cost and sheer stress of a sale that drags on or collapses at the last minute. Start from your real market value, then judge every route as a percentage of it.
When selling fast is worth it
How to sell fast without getting stung
The quick-sale world is unregulated, and it’s full of lead-brokers and offers that quietly shrink near exchange. Your defence is the same every time: know your real value, get several genuine offers so they compete, vet each one for proof of funds, NAPB and TPO, compare net, not headline, and use your own solicitor while pushing hard for an early exchange. Do those five things and most of the risk disappears.

Frequently asked questions
Straight answers, no sales talk
How fast can I actually sell my house?
A genuine cash sale completes in 7–28 days once proof of funds and searches are in. The fastest verified completions we see are around 7 days; a realistic average is 2–4 weeks. Open-market estate-agent sales take 16–24 weeks by comparison.
How much will a cash buyer pay?
Reputable cash house buyers pay roughly 75–85% of market value, in exchange for speed and certainty. Anyone promising 100% “and” a 7-day completion is usually about to renegotiate down later. Comparing several vetted offers is how you protect the difference.
Are there any fees to sell my house fast?
With a genuine cash buyer there are no estate-agent fees and your legal fees are often covered. Ready Steady Sell is free to you — we are paid by our vetted partners, never by the homeowner. You are never obliged to accept an offer.
Is selling my house fast for cash safe?
It is safe if the buyer is a member of the National Association of Property Buyers (NAPB) and The Property Ombudsman (TPO), proves funds, and does not tie you into long lock-out agreements. We only pass your details to checked & vetted buyers that meet those standards.
