Cash Buyers Only: What Does It Mean?
"Cash buyers only" means the seller will only consider buyers who can purchase without a mortgage — the funds must already be in the bank. Properties are marketed this way for one of two reasons: the home is currently unmortgageable (short lease, structural problems, no kitchen or bathroom, non-standard construction), so lenders will not lend against it; or the seller wants a fast, chain-free completion with no mortgage-survey risk.

Fix the issue, or sell as-is?
Five quick questions for sellers of a cash-only home — then a clear recommendation and the safe way to act.
How fixable is the issue?
Time and budget to fix it?
How soon must you sell?
Is it currently mortgageable?
What matters most?
Selling as-is to a cash buyer is your cleanest route.
If the blocker is costly or you lack the time to fix it, a cash buyer or investor who understands the issue will buy as-is and complete in 7–28 days. Be transparent with a survey and any quote, and compare several vetted offers so the issue does not hand one buyer all the leverage.
Compare offers →Weigh fixing it against selling as-is.
Your issue may be solvable with time and money — a lease extension, a repair — or you can take a fast, certain sale now. Get a valuation and a couple of genuine offers so you can compare both honestly.
Get offers to compare →Fixing the issue could re-open the whole market.
If the blocker is cheap to resolve and you have time, fixing it can make the home mortgageable again and lift your price significantly. Keep a vetted cash sale in reserve for speed. A free valuation frames the call.
Get a free valuation →Why a property is listed "cash buyers only"
There are two distinct reasons, and telling them apart matters whether you are buying or selling.
1. The property is unmortgageable. Lenders will not advance funds on a home they consider poor security. The common triggers are:
- A lease with under roughly 70-80 years remaining (see selling a short-lease flat)
- Active subsidence or structural movement
- Serious damp or no functioning kitchen or bathroom (an "uninhabitable" property)
- Non-standard construction such as concrete prefab (see why Cornish Units are unmortgageable)
- Japanese knotweed, cladding issues, or a problem with the title
Rather than have sale after sale collapse at the lender’s valuation, the seller restricts the market to cash from the outset.
2. The seller wants speed. A cash purchase removes the mortgage application, the lender valuation and the chain behind the buyer, so it can complete in weeks rather than months. Sellers facing repossession, divorce or a probate deadline often specify cash purely for this certainty.
What it means if you are the buyer
A "cash buyers only" listing is a signal to investigate, not to walk away. Get a survey and find out exactly why it is cash-only before you commit — the reason determines the risk and the opportunity. A short lease can be extended; damp from a leaking gutter is cheap to fix; structural movement may be historic and stable, or active and expensive.
Because the buyer pool is small, these properties often sell below comparable mortgageable homes, which is how cash buyers, landlords and developers add value — they buy the problem, fix it, and the property becomes mortgageable and worth more. If you need a mortgage, you generally cannot buy one of these until the underlying issue is resolved.
What it means if you are the seller
If your home can only be sold to cash buyers, your market shrinks but does not disappear. Cash buyers include genuine house-buying companies, professional landlords, developers and downsizers who have already sold. The trade-off is usually price: cash buyers know the property has limited competition and will factor the cost of fixing whatever made it unmortgageable into their offer.
Being upfront about the issue — with a survey and a builder’s quote for any remedial work — tends to produce stronger, firmer offers than leaving buyers to guess and price defensively. If the issue is fixable and you have time, resolving it first (for example, extending a lease) can re-open the whole mortgage market and lift your price significantly. If you need to sell now, a genuine cash buyer will complete in 7-28 days.
Proof of funds: the check that prevents a failed sale
"Cash" must mean cleared, available funds — not money tied up in another sale, an unsold property, or a loan still being arranged. The most common reason a "cash sale" collapses is a buyer who described themselves as cash but was really waiting on their own sale to complete.
Before accepting an offer, ask for proof of funds: a recent bank statement, a letter from the buyer’s bank, or a solicitor’s letter confirming the money is held. Have your conveyancer verify it as part of standard anti-money-laundering checks. A genuine buyer provides this without fuss; reluctance is a clear warning sign.
Can you ever get a mortgage on a "cash buyers only" home?
Generally not while the underlying issue remains — that is precisely why it is cash-only. But the status is rarely permanent. Once a lease is extended, a structural defect is repaired with a guarantee, or a kitchen and bathroom are installed, the property can become mortgageable and re-enter the mainstream market. Specialist lenders also exist for some non-standard cases. If you are buying with cash to renovate, factor in how and when you could refinance onto a normal mortgage to release your capital.

Frequently asked questions
Straight answers, no sales talk
Is a "cash buyers only" house a bad sign?
Not necessarily, but it tells you the property is probably unmortgageable in its current state — a short lease, structural issue, damp or missing essentials. Get a survey and establish exactly why before you commit.
Can I get a mortgage on a cash buyers only property?
Usually not while the underlying issue remains, because that issue is why lenders decline it. Once the lease is extended or the defect is fixed it may become mortgageable, which is how many cash buyers add value.
Do cash buyers pay less than the market value?
Often, yes — typically because the property has limited competition or needs work. A genuine cash company pays around 75-85% of the post-repair market value.
Why would a seller want cash buyers only?
Either because the home is unmortgageable, or because they want a fast, chain-free completion with no risk of a mortgage being declined or a lender down-valuing the property.
What counts as a cash buyer?
Someone who already holds the full purchase funds and does not need a mortgage, bridging loan, or to sell another property first. Proof of funds — a bank or solicitor’s statement — is how you confirm it.
How do I sell a cash buyers only property fast?
Be transparent about the issue with supporting documents, price realistically, and approach genuine cash buyers or a comparison service. A regulated cash buyer can complete in 7-28 days.
